What Is a VA Loan?

A VA loan is a mortgage guaranteed by the US Department of Veterans Affairs. Like FHA, the VA doesn't lend directly — it backs the loan, allowing private lenders to offer better terms than they'd otherwise extend to borrowers with low down payments or imperfect credit.

Eligibility — Who Qualifies

The VA loan is a benefit, not an entitlement for everyone. Eligibility rules:

The Funding Fee — VA's Replacement for PMI

VA loans have no monthly mortgage insurance, but they do charge a one-time funding fee that most borrowers roll into the loan. The fee varies by down payment, type of loan, and prior use:

Disabled veterans (10%+ service-connected disability) and surviving spouses are exempt from the funding fee entirely.

Loan Amount = Home Price × (1 + Funding Fee %)

A $400,000 home at 0% down + 2.15% first-use fee: loan = $400,000 × 1.0215 = $408,600.

The Monthly Payment

The amortization formula is the same as any fixed-rate loan, just with the higher principal from the rolled-in funding fee:

M = P × [ r(1 + r)n ] / [ (1 + r)n − 1 ]

Where P = home price × (1 + funding fee) for a 0%-down VA loan.

Worked example: $400,000 home, 0% down, 2.15% funding fee, 6.5% rate, 30 years:

Loan amount = 400,000 × 1.0215 = $408,600
Monthly P&I = 408,600 × [0.005417 × (1.005417)360] / [(1.005417)360 − 1] ≈ $2,584/month

No PMI. No monthly mortgage insurance. Just principal, interest, taxes, and insurance — exactly like a conventional loan, but on a 100% loan-to-value mortgage.

The VA loan has the highest absolute interest cost because it finances the largest principal. But the VA has no monthly insurance — which is the killer expense on FHA loans. Net result: VA is the cheapest month-to-month for borrowers who can qualify.

Loan Limits

As of 2024, VA loans have no loan limit for borrowers with full entitlement — you can borrow any amount the lender will approve you for. Veterans with partial entitlement (used a previous VA loan and haven't paid it off) face county-level limits, but most first-time users have full entitlement.
